The project in detail

In the heart of Modena's historic centre, between Via San Giacomo 42 and Via Rua Freda 32, a major renovation and redevelopment of a ground-to-roof building is under way, destined to become a set of prestige residences.

The project sets out to bring the building's historic and architectural identity forward, with an intervention that respects its original typological character while answering the needs of contemporary living.

Particular care goes to recovering the building's most distinctive elements, among them the timber roof and the striking panoramic altana, the rooftop belvedere that opens onto a privileged view over the roofs and skyline of Modena.

The homes will have fully independent building systems, high comfort standards and a selection of elegant, refined finishes, chosen to create welcoming contemporary interiors in harmony with their prestigious historic setting.

The location is one of the defining elements of the project. Access is through some of the most characteristic portici in central Modena, facing Piazzale San Giacomo, close to the Chiesa di San Francesco. The building also has a connection toward Corso Canalchiaro, one of the city's most evocative and representative streets.

A project that brings together history, architecture, comfort and quality of living, giving new life to a building set in one of the most authentic corners of Modena's historic centre. Work is currently in progress, with completion expected in 2027.
